Voids are categorically unacceptable. Sounds obvious, yet most landlords still accept voids, even when working with an agent!

The particular landlord in this case study, who we now represent, was working with another agent, yet his property was empty for over 3 months, costing him £1,000s in voids. He contacted us, in desperation, to see how we could help him, luckily for him, we are landlords too so could see the problem immediately and solved it!
What frustrated this landlord most, other than being £1,000s down in rent, was that people were continuing to come and look at the property, yet no one was moving in.
We discovered immediately what was wrong – there was a damp problem, by the back door, where the flashing for the extension hadn’t been properly sealed and was leaking down, into the house. It wasn’t horrendous, but it was enough to put off any potential tenants.
After discovering this we:
- Reported the issue to the landlord
- Organised a refurb
- Filled the house with happy new tenants
- Look after these tenants and inspect to keep the property protected.
Since this incident, the landlord has not had a single days void at the property, in the past 3 years, despite multiple tenant changeovers.
