Family Rentals – What is the role of property management companies?

Family lets and single lets are at the very heart of property management. There is nothing more rewarding than finding families and couples a place that they can call home, whilst working in partnership with Landlords, to ensure that they have as passive a service as possible in the management of their greatest asset.

When you get it right, it’s a perfect win/win scenario – Landlords confident that they’re getting the protection and support that they need and happy tenants who are well cared for and stay longer. Property Management Companies can perform vital roles in this relationship, providing services like:

KPA: Family Rentals, what is the goal of property management companies

A high quality property management company should work alongside you, and be a key part of your team – a good letting agent will maximise your rentals and minimise your problems!

If you are a new landlord or would like to know what your property may rent for in the current climate, ring 0117 440 6789 or fill out our rental valuation form here.

KPA: Family Let

With the private rental sector being the subject of ever increasing legislation, it is paramount that your Letting Agent is well versed in lettings compliance; whilst it’s true that, as a Landlord, you cannot outsource your responsibilities, your choice of letting company is crucial, as your agent should stand side by side with you, as a trusted partner, taking all aspects of compliance and safety as seriously as you do.

As specialists in residential lettings, we are able to advise on the vagaries of the rental market as a whole and break it down area by area (and even by subset of area), helping our Landlords to maximise their rental income. This is what you would expect of an agent who specialises in just lettings!

Proud to say just lettings

Here at KPA Property Management, we are not just the lettings arm of a busy firm of Estate Agents, we are an independent Residential Letting Company, specialising in property management. This means that we focus on all aspects of the lettings market and make it a priority to be well informed.

Property Management Services

A good Property Management Company will work side by side with their Landlords, often going that extra mile; communicating effectively with tenants, whilst at the same time ensuring robust property management which protects all parties – the Landlord, the Landlord’s property and, of course, the Tenant.

The list of roles above describes the services that you would naturally expect to receive from a good property management company but, where we differ, is that we provide Landlord support services, above and beyond the norm.

We are Landlords ourselves and we understand what good property management entails, from all three sides of the lettings triangle and we understand your trials, concerns and tribulations, as a Landlord, because they are ours too.

When it comes to property management services we are happy to help wherever we can add value.

As investors and landlords, we are well placed to understand the complexities of your changing needs – you may simply want help with tenant selection (which is an art form in itself), or you may require a completely passive solution.

KPA: Lettings without compromise

Lettings without compromise

Some Landlords are happy with more traditional lettings service whilst others want flexibility and a more tailored offering. We created the agency in KPA that we couldn’t find when we were looking to outsource the management of our portfolio, and we strongly believe that property management services shouldn’t be a compromise.

We are always happy to have an open conversation with our Landlords about the services they require as we believe that landlords and letting agents should work in partnership, so if we can be flexible and accommodating to a Landlord’s specificities then we will always be happy to be.

With this in mind, we don’t just provide residential property management; tenant find services and full property management, but we also get involved with our portfolio Landlords, from early on in the purchasing process, advising on area, rent, property layout, tenant type and often on the refurbishment itself.

We have Landlords who want extra inspection visits; help in recruiting cleaners, gardeners and professional photographs, floorplans and 3D Matterports, no ask is too big or too small… Our attitude is that if we can, we will, because we want to provide a truly passive service, without compromise… this is the service that we wanted and couldn’t find. Having your property managed shouldn’t mean having to compromise, quite the opposite – why would you pay for less?! When Landlords choose us to manage their property, we take that responsibility very seriously – and so we should – because we know that their property is one of their greatest assets. If you are stressed and fed up with your agent or self-managing your properties, we are here to help – ring 0117 440 6789 or contact us here.

Why choose a local agent

The power of leveraging the local knowledge of a team concerned solely with local lettings is invaluable and should never be understated.

As a landlord, having the inside track on local schools, crime statistics, transport links, as well as local hot spots, cafes, music venues and local employers will be just as important to you as the fluctuations and idiosyncrasies of local rental values.

This is where a good local letting agent can add so much value and by harnessing this knowledge you can maximise the potential of your rental business.
