It is a bold statement, but one we truly believe in! If your property viewings are honed and refined, you will convert prospective tenants time and time again.
There are several key things you need to do at EVERY property viewing, but first, the most important questions is:
Do you like them? Do you want them living in your property?
This might sound strange, but if the answer to this is no, then the viewing is a waste of both of your time. You should already know the answer to the above – for additional tips, see our video on tenant selection.
If the answer to this is yes, then you need to show them why your property is the best on the market and why you are the best person to rent from!
One of the most important things to do when walking round the property is to sell the lifestyle, but what do we actually mean by this…
You need to highlight the key features of the property and paint the picture for the tenant, of them living in the property. For example:
- “Look, this is a lovely long garden, it is the perfect space for the kids to play in together.”
- “Such a lovely big room, that sofa is the perfect place to kick back after a long hard day of work, with a cup of tea or a glass of wine.”
- “So much worktop space in this house, perfect for a big family meal, or prepping dinner together side by side.”
Take each of the features of the house and highlight them, by outlining what they could be used for.
Every house is different, every house has its positives that you need to highlight. This should be a key part of your tenant selection process and on your notes for every property within your record keeping system.
Another thing most people forget is to tell them about you…
As part of renting the property from you, tenants are going to be entering into a relationship with you, for at least 6 months. They want to know:
- They are going to be looked after
- The property is going to be looked after
- You aren’t going to ignore them as soon as they move in
- They will be dealt with fairly
Make sure to explain this at the viewing, while walking around. Tell them about any additional benefits or services that you offer!
The power of the perfect viewing should not be overlooked. It will increase your conversion rate and ensure that you continue to have 0% voids!
