Through the lens of 2021

Don’t overlook the progress that was made.

As we start to think about 2022 and make plans for the year ahead, it would be so easy to feel as though we are all in some kind of “groundhog day experiment.” However, taking this time to look back on the wins and the successes which made us proud in 2022, puts things into perspective and we are looking forward to the New Year with excitement, enthusiasm, positivity and, like the rest of the world, with hope that we can start to see a way through all of the difficulties, that we are currently facing. So, here are a few highlights – things we enjoyed and things  that made us feel proud in 2021:

Ben and Angie presented keynote speeches at face to face events across the South West in the latter part of the year and even guest hosted in Manchester!

Despite ever changing and confusing legislation and government and Industry guidelines, we were able to keep everyone (Landlords, Tenants and the Team), safe, housed and happy throughout the year.

KPA: Service Centred Agent

Notwithstanding the turbulent economic climate, we maintained full rent rolls across the Agency and our own portfolio.

We continued to grow the Agency, into a second area, in the South West.

Our team continued to “knock it out of the park”  and amaze us, by smashing their KPIs and setting new records for customer service, referencing turnarounds and workflow tasks.

We worked, in conjunction with tenants, landlords and our team, to devise procedures that kept everyone safe, whilst still enabling us to operate productively – and communicated those procedures constantly and effectively with all concerned.

We have continued to help a number of out of area and portfolio Landlords, grow their portfolios – advising them on metrics, area, tenant type, maximisation of rent and adding value without overspend before delivering a high end management service and a passive plus solution.

Despite the recent changes seen in the rental market, due to the pandemic, we continue to have negligible voids (0.06% across the entire period) and 0% bad debt.

We have added new and valuable members to our team.

We launched a new website.

The digital world and zoom continued to be the new face to face until the latter part of the year, and Ben and Angie continued to present at, host and attend various online property networking meetings, forging some great friendships and business relationships along the way.

We really enjoyed mentoring a number of new business start – ups.

We were Finalists in 4 award categories (The Negotiator Awards 2021)

  1. New Agency of the year
  2. Regional Agency of the year
  3. Lettings Agency of the year, and,
  4. Website of the year.

Ben appeared on 3 episodes of the My Property World podcast, with Will Mallard

Partners in Property Bristol, which Ben and Angie are proud to host, went back to face to face events in September and from a gorgeous new venue at The Engineers House in Clifton Down – where the homemade chocolate eclairs served there, deserve a special mention of their own!

We received more gorgeous reviews from happy Landlords and Tenants.

As things returned to “normal” in Q3, Ben and Angie found themselves out on patch more and more and away from their desks – with their laptops at the ready they really enjoyed the location freedom that their systems and automation make possible, with Angie even managing to be “at her desk” from a narrow boat in Leicestershire.

After a difficult start to the year, on the acquisition front, we ended the year with two very exciting projects for 2022.

The Agency has been growing steadily throughout the year and we have some fabulous, like-minded, landlords who it is a real pleasure to work alongside.

2021 felt like a lot of hard work, with ever earlier starts and often working late into the evenings. We regularly felt as though we were sprinting at twice the speed yet standing still “hamster wheel style”. However the team did us proud, and we could not have asked for more from them and when the going got tough, they just dug in and worked harder – delivering every time!

Through it all, we kept everyone safe whilst achieving all of the above and we are looking forward to 2022 with excitement and have some great things in the pipeline. If we can help, in any way, whether that’s with compliance advice, tenant selection or a more passive solution with our management packages, then just give us a shout – remember that together we are stronger! Happy New Year to you from us all at the KPA Team!
